Our home was listed for over a year in 2012 when the Denver real estate recovery was just beginning. We had two reasonable offers but in the end could not close the transaction. Shortly after delisting our home we received a call from Derek inquiring if we wished to realist with a new agent. That was not our intent at the time and so we thanked him for his call and invited him to stay in touch, expecting not to hear back from him.
That did not turn out to be the case. Derek was familiar with our floor plan, having shown the home to one of his clients. Not long after he asked if we were interested in showing the home to someone who was looking for something similar to our location. We said sure and he showed up with a prospect. Still no sale. Good bye Derek.
That did not turn out to be the case. Derek stayed in touch. Not in an annoying way but with a professional and informed perspective on what the market was doing in and around or subdivision. Our life circumstances had changed and now we had no immediate plans to sell. We told Derek that his time would be better spent with prospects that were planning to sell. Good bye Derek.
That did not turn out to be the case. Derek kept in touch. A few emails an infrequent but occasional call and no pressure. I'm in sales and know how hard it is to be focused on a prospect with no intent. But I also appreciate someone who is professional, consistent and determined. And in 2016 when we decided to list again, Derek had earned his chance.
We were not disappointed. Derek was as professional and informed as he had presented himself to be. His market analysis was thorough, his price estimate reasonable and his marketing plan appropriate for our executive level home. We can say this with informed confidence having bought and sold nine homes in five states over a three decade long career.
This time we sold our home with only three showing. The final price was fair to both parties. Contract signed, goodbye Derek.
That did not turn out to be the case. When we asked for help arranging to complete inspections items, he had a solid list of contractors and everyone one of them was well qualified. Our buyer needed to make some financing modifications that might have cost us the sale. He worked with their agent and lenders to give us the assurance that all was well. Sale made, money received, good bye Derek.
Still not the case. We learned after closing that one of the inspection items had failed after close. We aren't liable for that, but Derek worked with the contractor and they made the work good. Now that's excellent service both before and after the sale.
